Waterfront

In Sarasota, today's prices are tomorrow's deals! I have watched waterfront homes continue to appreciate dramatically in our area. There are several kinds of waterfront to consider... rivers, canals, bay-front and gulf-front. Prices for properties ascend in the same order, with gulf-front properties generally the most expensive.

I believe the strongest appreciation is still found with waterfront properties. However, lower prices are getting harder to find. New Homes in Sarasota

New home prices, in general, start around $220,000, but most are in the upper $200,000's to lower $300,000's. The newer developments are often gated and usually have deed restrictions, dealing with some matters as changing the look of the exterior of you home and grounds, parking in your driveway, fountains or other items in your yard, conforming mail boxes, etc., with each development different and with it's own personality. Be sure you read the deed restrictions before purchasing in a "deed restricted" community.

Residential Resales

Sarasota has much to offer in this market. From $100,000 to $15 million, it's all here! The median price of a home rose 11.8% in 1997 for the Sarasota area - 6th in the nation! The median price of a home for May 2002 was $191,200. For May 2003 that median price has risen to $210,000 and continues to rise each year, making our area one of the highest appreciating markets in the country. Condominiums

Sarasota has an excellent array of residential condominiums. On the keys (islands), condominiums start in the vicinity of $175,000. Many of the condominiums are rented, either by a management company or an in-house rental program, on a seasonal basis. It is important to know the rental rules of the condominium, for each has its own minimum rental periods, from 1 day to 6 months. Prices have dramatically escalated in the past several years. Because the Keys are almost entirely built out and no room for new condos, resale prices continue to rise each year.

Prime condominiums on the beach sell very quickly and buyers must be ready to move on a purchase.. Appreciation has historically been strong as demand continues. Siesta Key Beach is world famous for its fine, white sand and attracts hoards of vacationers to the condos on the beach. There is currently a shortage of beachfront units, with no room for additional construction.
